Here are some of the key taxes and charges associated with property ownership in India: Stamp Duty: Stamp duty is a state-level tax that is payable at the time of property purchase. The rate of stamp duty varies from state to state and is based on the property's value, location, and the type of property. It is a significant cost associated with property acquisition. Registration Fee: Property registration is mandatory and involves a fee that varies based on the property's value. The registration fee is typically a small percentage of the property's value and is separate from stamp duty. Property Tax: Property tax is a local tax levied by municipal authorities or local bodies. It is an annual tax based on the property's market value, size, and usage. Property owners are required to pay property tax to the local municipal corporation. Capital Gains Tax: If you sell a property, you may be subject to capital gains tax. There are two types of capital gains tax in India: Short-term capital gains tax: Applicable if the property is sold within two years of acquisition. Long-term capital gains tax: Applicable if the property is held for more than two years. The tax rate is lower for long-term gains, and exemptions or deductions may apply if you reinvest the proceeds in another property. Service Tax/Goods and Services Tax (GST): GST is applicable to under-construction and newly constructed properties, as well as on the purchase of commercial properties. The rate may vary based on the property type, and there are certain exemptions. TDS on Property Transactions: If you buy a property from an NRI seller, you may be required to deduct Tax Deducted at Source (TDS) on the sale consideration and deposit it with the income tax department. Wealth Tax: While India abolished wealth tax in 2016, it's important to be aware that there used to be a wealth tax applicable to property ownership based on the market value of the property. Municipal and Water Charges: Some municipalities or local bodies may impose additional charges for services such as water supply, sewage, and garbage collection. Gift Tax: If a property is received as a gift, it may be subject to gift tax, which is levied on the recipient. However, gifts from specified relatives are generally exempt from gift tax. Inheritance Tax: As of my last knowledge update in September 2021, there is no inheritance tax in India. Inheritances are typically not taxed.
